Mr. Locksmith is a BC Government Licensed Locksmith

Mr. Locksmith is a BC Government Licensed Locksmith

For further info go to http://mrlocksmith.com/.

Hi, I’m Terry from Mr. LockSmith. We are a BC government-licensed locksmith company. All of our Mr. LockSmith locksmiths have been criminal records checks, nobody has a criminal record. We are licensed, insured and bonded. We’re BC government licensed. A huge problem in the Lower Mainland is the scammer locksmiths. They’re unlicensed, they’re advertising mostly in Google AdWords, they say $15 or $25, they will do the service call. No reputable locksmith will come out for $15 and do your re-key or do your lockout. The scammers end up charging you hundreds of dollars, they will rip you off, a lot of times they will do cash only, and you have no idea who came to your house and did your job. Usually they come two of them, and they intimidate you into paying you cash. Recently in the Lower Mainland, they got the customer, they did the re-key, they got the customer, they drove them to their bank so they could get cash, why the customer was inside at the ATM, they drove back to the house, with the key now, opened up the house and ripped off lots of stuff outta their house. So again, don’t trust these $15, $25 unlicensed locksmiths. Mr. LockSmith is a reputable BC government licensed and insured locksmith company. All of our locksmiths have had criminal record checks, and nobody has a criminal record. We take Visa, Mastercard, or cash. Our machines always work, they’re never down, you don’t have to run to your bank. Don’t trust these 15 or 25 dollar unlicensed locksmiths, they will rip you off.

Don’t Trust Locks That Pretend to be Smart!

The New Dog & Bone Locksmart Keyless Bluetooth Padlock joins the list of new High Tech Locks that can be opened in seconds using very basic By-Pass Techniques. Dog & Bones Padlocks now joins the list of other Smart Locks that can be opened in seconds . Kwickset, Weiser, Baldwin, Stanley SmartKey locks are quickly all opened using the “Dumb Key Force Tool” or just a screwdriver.

Dog & Bones on their website state “LockSmart enjoys security comparable to a bank!” I open bank safes and locks and I can tell you I can not bypass without “signs of entry” or open is seconds teller safes and vaults in seconds!

The Dog & Bones Padlock and many other new High Tech Locks are reqularly written and reviewed by Tech Writers for months to years before a Locksmith or Security Professaional can get their hands on a sample. When we do, look out! I invited Jonathan Yaniv, Editor In Chief – TrustedNerd.com (http://ift.tt/29BGu9n) who writes reviews of new products and he was shocked how easy it was to open the padlock with just a pop can. When I shimmed open the padlock with my pop can shims Jonathan stated “thats quicker than actually pulling out your phone and opening it up with the app.”

Directly out of the box the Dog & Bone Locksmart Keyless Bluetooth Padlock was opened in seconds with the most simple bypass techique known to amaturers and professionals, I shimed the padlock. I didn’t use professional high strength spring steel shims, I made a set of shims from an aluminum  Root Beer can.

Anybody can go on the Internet of YouTube and find hundreds if not thousands of videos on how to defeat inexpensive padlocks. Shimming is only one simple bypass technique. I have not even started my other simple bypass methods or ramped up to High Tech Bypass Methods.

The Dog & Bone padlock is not cheap, it costs $90.00+ USD. You would expect some very basic built in physcial methods to defeat simple shim bypass technquies. Some $10 padlocks can not be defeated with aluminum soda can shims.

Sorry, but the Dog & Bone Locksmart Keyless Bluetooth Padlock FAILED!

I look forward to testing more of this and other Smart Locks and lets see what other methods I can use to open these Smart Locks in seconds.

Technology and the internet just never fail to surprise everyone with the latest innovations every day. The Amazon Echo is one of the latest gadgets the people are buying today. This good looking speaker can connect to a lot of music players by just asking it using your voices.

Users are very fond of this device because it is fast and even features Alexa, a voice service that comes together with it. Alexa is like an assistant that you can ask to do various tasks.

Alexa makes it easier for users to do their daily tasks because it learns new skills when you use it a lot. The Alexa Skills Kit lets people add new skills that can maximize their use of the device and Alexa. No more buttons are needed because you can directly command Alexa to learn new skills and provide you with information. This fantastic feature that you can find in the device is now the reason developers flocking to Amazon Alexa are having a great time.

The Amazon Alexa created a community of people who are in love with the continuous development of their device. Amazon created a public API for Alexa so that everyone can enjoy teaching the digital assistant new sets of skills that can be customized and become useful in their everyday lives.

Amazon even made the community of developers even more exciting by releasing a list of their tops contributors. These Champions are recognized for their commitment, vast knowledge of the digital assistant, and for their constant help to other developers as well.

One of the people who topped the Alexa developers’ forum is April Hamilton. This developer even released a blog that aims to provide tips and useful news to Alexa users as well as developers. Her unfailing effort to help the community made her a great mentor to everyone. Another Alexa Champion is Eric Olson. He used his skills in developing Alexa and made it faster than before. This innovation is very useful to everyone since having a fast device that can be used for your tasks is a must to be able to do more in a short time limit.

Developers flocking to Amazon Alexa are all very devoted and are committed to improving the device and the interface further. AWS Tags: What makes them so important?

Addition of AWS tags to the Amazon resources and assets is an easy but extremely critical component of managing the infrastructure. When utilized intelligently, these tags enable the IT teams to streamline the way they handle the deployment environments.

Structural profiles that are benefited from AWS tags

Environment-based tags can be utilized by customers with bigger AWS footprints. These tags will enable you to quickly differentiate between resources that are the components of your staging, development or production infrastructure.

Application-based logs can be utilized to define the set of clusters (or disparate resources) that work with each other to yield a particular service or product. These tags can also make sense for the identification of a resource in smaller environments.

Role-based tags can be utilized to define either the owner or function of a specific node (load balancer, database server, web server etc). Such tags are a perfect fit for smaller deployments.

Use of AWS tags

Consider an operation that provides various distinct applications that are served through multiple (dozens or even hundreds) at the same time as environment infrastructure. Monitoring your ongoing billing costs can be very annoying. Put these questions to yourself: What AWS resources are actually being utilized and which are lying detached? Which tiers or environments are being subjected to very high costs? Should this be changed?

Tags can help. Being in a position to programmatically or visually detect the resources with the help of descriptive tags can make it much simpler to understand both their provenance and purpose. If you are aware of what resource is doing, then you are in a good position to quickly adjust and assess its costs. Tagging is an easy but extremely essential feature that enables us to control and reduce the costs by enhancing the way we understand what is going on actually.

AWS Tags: in detail

Every AWS tag consists of a value and a key, both of which are user-defined. Every AWS service does not permit customer-defined tags for each service, and who does that, can be tagged by utilising only the API Command Line access. AWS resources’ current tag status can be shown in the below image. Resources having the tagging restriction as “None” can be tagged with the console, the CLI and the API actions.

The current status of the tag for AWS resources – Image: cloud academy

The cost leakage and limitations of AWS Tagging

At present, the AWS tags have vital limitations. For instance, a tag which is associated with an individual AWS resource can be applied to that resource only but is not propagated automatically to the attached resources that are dependent. For example, assume an EC2 instance whose resources which are dependent, incorporate devices like snapshots, security groups as well as EBS volumes. A basic RAID configuration could incorporate around eight EBS volumes and a huge number of snapshots that cannot be managed.

Graffiti Monkey is a tool which automates tagging for the AWS resources that are dependent. This tool reduces manual labour to a great extent on large AWS deployments. This enables us to efficiently handle your cloud infrastructure and decrease the cost leakages. There are so many latest innovations in the field of AWS like AWS tags. Around the world, many organizations are using AWS and they are looking for AWS professionals. So, people who are starting their careers can take AWS Training and gain expertise in it as companies are preferring people with high expertise in this field. Thus, AWS can be a ray of hope for people who are starting their careers in IT because of the increasing job opportunities and high salary structures in this field.

Current Mortgage Rates for Friday, April 28, 2017

Welcome to the Total Mortgage Current Mortgage Rates Blog. There’s some economic data out today, but first, your daily mortgage rate forecast/advice.

Where are mortgage rates going?

Q1 GDP comes in soft: Markets unfazed

The first estimate for first quarter GDP came in this morning at 0.7%–the weakest growth in three years. Investors weren’t expecting a robust reading but 0.7% is at the very bottom end of the consensus projections. Consumer spending dropped all the way down from 3.5% last quarter to 0.3% in Q1, playing a big role in the soft headline reading.

Click here to get today’s latest mortgage rates (Apr. 28, 2017).

The slowdown is definitely notable, but most economists think that it’s only a temporary and we’ll see a rebound in the coming months.

The bigger surprise this morning came when the personal expenditures index (PCE index) came in at a 2.4% annual pace in the first quarter. The PCE index is the Federal Reserve’s favorite tool for measuring inflation. With it easily surpassing the Fed’s target of 2% for the first time in years, investors were caught off guard.

Immediately after the report broke investors moved into the Treasury market, pushing prices down and yields up. The yield on the 10-year Treasury note (the best market indicator of where mortgage rates are headed) shot up several basis points.

Mortgage rates are still near 2017 lows. See how low your rate could be.

The initial shock and rally didn’t last long, as the 10-year yield has already fallen back down to where it started the day. That’s kind of been what the market has been like all week. Various events causing little dips and spikes but ultimately, none created any permanent shifts in the market.

Mortgage rates unchanged on the week: stay right above 2017 lows

Mortgage rates basically moved sideways all week, which means that they are still not far off of the 2017 lows that they posted last week.

The Freddie Mac Primary Mortgage Market Survey (PMMS) yesterday showed that the average rate on a 30-year fixed rate mortgage was at 4.03% (0.5 points). That’s the second lowest reading of 2017. The average rate on a 15-year fixed rate mortgage is at 3.27% (0.4 points), while the average rate on a 5/1 year adjustable rate mortgage is at 3.12% (0.4 points).

Looking ahead to next week, there’s a lot going on with the FOMC meeting on Tuesday and Wednesday to the Monthly Jobs report on Friday.

Fed Fund futures

The CME Group’s Fed Fund futures are still pricing in June as the next most likely meeting for the FOMC to raise the federal funds rate by a quarter point. Right now it has it at a 67.2% chance.

What does this mean for me?

Great time to lock in a rate

Mortgage rates posted their second lowest reading of 2017 in the PMMS this week. That means that right now is a great time for most borrowers to lock in a rate on a purchase or refinance. If you want to find out if it makes financial sense for you, you can crunch the numbers with our mortgage calculators.

The best and most accurate way to determine what course of action to take is by getting a personalized rate quoteYou can do this by following that link to our online form, or by making a quick phone call to one of our experienced mortgage specialists. The ECI rose 0.8% in Q1, putting it at 2.4% year over year.

10 Tips to Save Money on Tech

The truth is, tech products are expensive. When you buy a product new, you are often times spending a lot more than the device is actually worth. Buying tech products doesn’t have to be expensive.

With a few money-saving tips, you can do a lot less damage to your pocket.

Here are 10 Tips to save money on tech:

1. Buy online

Look out for huge discounts from the big online retailers. Keep an eye on social media and subscribe to their mailing lists and newsletters. They’ll often time their offers around the festivities at Good Friday, Thanksgiving, Christmas, New Year, Diwali and others. Be patient, keep trying all the big and less obvious names and don’t jump at the first offer you see.

2. Sell your old gadgets

If you’re replacing an existing device, advertise it for sale. It’s easier than ever to sell online – locally, nationally or worldwide for auctions or offers. Don’t wait – it won’t be some use to you or your family in the future.

Last year’s model loses its value quickly.

cardboard-box-142249513. Keep the packaging

When your new device arrives, don’t tear everything open in a mad frenzy. Open all the packaging carefully, and keep it and all the manuals and paperwork like new. When sell it on, a nicely presented item can add huge value to the sale price.

4. Avoid the upgrade madness

Some people have to get a new gadget as soon as it launches, even well in advance of that, and no matter what the price. That’s a huge risk as there will be bugs and technical problems. It may be a duffer and you won’t know before any proper reviews have appeared. One of the best ways to save money is not to upgrade at all.

Take your time and know you really want the new device. Will it have features you need and your current device lacks? Are you happy with your phone anyway, does it do what you want it to? Fully informed and with a bit of patience, it’s easy to step off the upgrade treadmill.

clock-142635915. Wait for the right time

Prices fluctuate through the year. Christmas is a huge driver of launch dates and waiting into the New Year usually saves a big wedge of cash. Apple tends to launch iPhones in September and iPads in November, and look for patterns in their rivals’ launch schedules too. Track price trends through the year and sweet spots will appear.

6. Go for an older refurbished gadget, and upgrade it with the latest features.

Find a reputable supplier of reconditioned devices and you’ll save a fortune on something that really is as good as new. Seek advice and reviews; avoid anyone or anything with any kind of question mark as there are plenty more out there.

If you have a few tech skills and want to learn something, you could upgrade an older Android phone yourself by rooting its software. Or sometimes you can physically add greater memory or cell capacity. It’s a little risky but more adventurous and much more fun. How long does a new phone stay on the factory settings anyways?

7. Save money on cables

Branded digital cables, connectors, HDMI and power leads always carry a premium for the brand and the store. Many cheaper cables are created to equal standards, contain the right ID chips and will last just as long. Some even improve on the standard design with features and materials.

8. Forget the extended warranty

Most extended warranties are a waste of time and money unless you’re the salesman. The standard manufacturer’s warranties are usually long enough and cover enough mishaps, and you can look at extending them nearer the time, when you’re less distracted by the excitement of owning a new device.

9. Use online offers and cashback

Arm yourself with an arsenal of discount apps to save every time you buy online, not just the tech items you love but all your groceries, gas, tickets and insurance that’ll help you save up for them! Always utilize coupons and discounts. Retailers such as Best Buy offer special holiday discount coupons and vouchers that can be used online and in-store.

10. Ditch the cable package

Invest in a Roku player or similar box instead. It can cost under $60, and an online subscription with Amazon, Netflix, Hulu and others is way cheaper than the cable providers. You can watch a huge selection of high-definition Netflix and Hulu Plus movies and TV without a PC.

Current Mortgage Rates for Thursday, April 27, 2017

Welcome to the Total Mortgage Current Mortgage Rates Blog. There’s some economic data out today, but first, your daily mortgage rate forecast/advice.

Where are mortgage rates going?

Mortgage rates still moving sideways

It’s been a pretty mild week for mortgage rates so far and that trend is continuing today. The yield on the 10-year Treasury note (which is the best market indicator of where mortgage rates are going) is basically unchanged at 2.31%. It started the week at 2.30%, and has been fluctuating around that point all week. The first chance big chance for markets to move came yesterday with the release of Trump’s tax proposal.

Click here to get today’s latest mortgage rates (Apr. 27, 2017).

In the end, though, there wasn’t anything surprising enough in that report to shake investors off of their current positions. There had been plenty of rumors going around about potential inclusions to that proposal which really prepped investors for what was to come, resulting in a muted market response yesterday.

There’s a decent chunk of economic data out today but there’s nothing that’s creating any shifts in the market. Tomorrow we get Q1 GDP but the way things are going it seems unlikely that we’ll get any surprises.

Mortgage rates are still near 2017 lows. See how low your rate could be.

Rates move up in Freddie Mac PMMS

The Freddie Mac Primary Mortgage Market Survey got released this morning and it showed–as expected–that mortgage rates moved higher this week. Here are the numbers:

  • The average rate on a 30-year fixed rate mortgage jumped six basis points to 4.03% (0.5 points).
  • The average rate on a 15-year fixed rate mortgage rose four basis points to 3.27% (0.4 points).
  • The average rate on a 5/1-year adjustable rate mortgage ticked up two basis points to 2.12% (0.4 points).

While mortgage rates did increase this week, these are the second lowest readings in the PMMS for 2017.

What does this mean for me?

Act sooner rather than later

Mortgage rates are still at levels that are very appealing. The opportunity is definitely still there for some borrowers to lock in a rate on a purchase or refinance that will save them money in the long run. If you want to find out if it makes sense for you to lock in a rate, you can crunch the numbers with our mortgage calculators.

If you want to get a personalized rate quote,  you can follow that link to our online form, or to make a quick phone call to one of our experienced mortgage specialists to get started. Mortgage rates are still positioned to rise in the long-term so borrowers who take action now will most likely be better off than those that wait.

Today’s economic data:

Durable Goods Orders

New orders rose 0.7% for March. That brings them up to 5.8% year over year. Ex-transportation, new orders actually fell by 0.2%, dropping the year over year reading down to 4.6%. Core capital goods increased by 0.2% in March, putting them at 3.0% year over year. While new orders did rise for the third consecutive month, the numbers are under what economists had expected.

International Trade in Goods

The US trade deficit widened slightly in March to $64.8 billion. The good news is that number is under what economists had called for.

Jobless Claims

Applications for US unemployment benefits rose 14,000 for the week of April 22. The 4-week moving average is at 242,250.

Pending Home Sales

Pending home sales fell 0.8% for March. That’s inside the consensus range of -1.2% to 3.7%, but it’s below calls for -0.5%.

Kansas City Fed Mfg Index

The Kansas City Fed mfg index came in at a 7 for April. That’s below the prior reading of 7.

Notable events this week:

Monday:

  • Fedspeak
  • Dallas Fed Mfg Survey

Tuesday:

  • FHFA House Price Index
  • S&P Corelogic Case-Shiller HPI
  • New Home Sales
  • Consumer Confidence

Wednesday:

  • Jobless Claims
  • Pending Home Sales

Wilmar Residences – Storied West Side Vancouver Estate Redevelopment

Artist rendering of Wilmar Residences aerial view.

  • prestigious Southwest Marine Drive location
  • 1.95-acre estate lot
  • 5 luxury single-family residences
  • heritage mansion duplex conversion
  • beside esteemed country clubs & golf courses

Elite Heritage Estate Community
The Wilmar Residence is one of Vancouver’s most important grand estate houses. Built in 1925 for Willard Kitchen, the director of the Pacific Great Eastern Railway, it was designed in the Tudor Revival style by the prominent architectural firm of Benzie Bow. All of Kitchen’s children and grandchildren were raised in the house. His youngest daughter, Gladys, became one of Vancouver’s first female barristers. Her daughter, Judith Jardine, a well-known supporter of the city’s arts and heritage communities, lived in the house her whole life. She was the last heir to the property and passed away in 2006. Consequently, the estate has remained remarkably unaltered from its original construction. Due to its storied history and good condition, the Wilmar Residence is listed on the Vancouver Heritage Register.

To preserve the Wilmar Residence and coach house, Coromandel Properties, in partnership with Stuart Howard Architects, is redeveloping the estate to maintain its economic viability. The mansion will undergo extensive restoration and transformation into a grand duplex. Five new infill homes will be constructed with design elements, massing, and scale to fit contextually with the existing Wilmar Residence. They will be sited to give the impression of a series of cottages surrounding a multi-use garden access space with a driveway meandering through the middle. Wilmar’s landscaping is an important aesthetic feature. Historical plant material will be salvaged and reused where practical. New landscaping will filter views of the infills and complement the existing buildings.

Pricing for Wilmar Residences
Wilmar is currently in pre-construction. Subscribe above to our VIP list to ensure priority notification of availability, pricing, and other updates for this rare opportunity.

Serious buyers should contact me immediately to indicate their interest in evaluating plans when available.

The upper floor of the restored coach house will be available as a shared amenity space to supplement the private rec rooms in each home.
