Scrub Away
To properly care for your bathroom and remove the mold from tile grout, you will need a good scrub brush and baking soda. To effectively scrub the mold away, treat the grout between tiles and the caulking with a paste made of water and baking soda. Leave on for as long as you need to—for example, very dirty grout can use an hour or two. Spray the tiles with water and use a scrub brush to clean the grout with a brisk back and forth motion. Rinse well and buff dry. Once you have scrubbed the grout, you can prolong your mold-removing efforts so that you do not have to use as much elbow grease next time! If your bathroom is not properly maintained between cleanings, it does not take long for mold to come back. Vinegar
Put mild white vinegar in a spray bottle without diluting it. Vinegar has a mild acidity, making anywhere you spray it very inhospitable for mold. Do not dilute the vinegar when placing it into the spray bottle; you want to use it at full-strength, not watered-down.
Spray the vinegar onto moldy surfaces and wait for an hour. If possible, let the bathroom air out during this time.
After an hour, wipe the area clean with hot water and dry the surface with a towel. Damp surfaces encourage mold growth, so be sure to wipe the area clean fully. After you have wiped the vinegar away, it should not smell anymore.
Use vinegar to prevent outbreaks of mold before they happen. Vinegar is reported to kill 82% of mold species, making it an exceptionally effective solution for preventing mold from inhabiting your bathroom like it owns the place. Plus, vinegar does not have any toxic fumes (like bleach) and is all-natural.

Summary

In testing the Paw Tracker, we found it to be very accurate, detailed, and up-to-date as close as 30 seconds. We found the real time tracking to be very useful, as with the geofence monitoring. While there could certainly be things that could be improved, like battery life, the variety in applications makes up for the areas it may lack in.

As stated earlier, while this device was made for locating your missing pet, we found that the tracking functionality provided by the paw tracker may also provide useful in a variety of other applications including detective work, locating a missing child, tracking a package, vehicle, cargo, and more.

Spam has become part of our everyday lives, and can be quite annoying. It wastes time and resources. There are steps you can take to limit spam, similar to the way you would treat an annoying or uninvited telemarketing sales call.

Your online webmail or email client typically will have a built in email junk filter or rules that can be setup. If you have company email, ask your email administrator to help filter unwanted mail through your email client or company’s email firewall.

Limit Exposure

You might want to keep multiple email addresses for various activities; personal, work, shopping, signing up for coupons, newsletters, etc. Try not to display your email address on public sites and forums, and if you do, use an email address that you do not mind getting spam on.  Here are some ways on how to keep your information private and secure.

Check privacy policies before you submit your email address to a website. If the website looks spammy, try to avoid any involvement.

How to avoid scammed: Always look at the domain to make sure it matches the real website.  Sometimes domains might be skewed to look like the real one, so make sure it is is the domain that is supposed to be there.  If you are unsure, call the company’s support directly.  Do not click links, download files, or open attachments.   Never email personal or financial information and beware of links that ask for it.  Beware of popups and guard against them and spam.  Protect your computer with antivirus, firewall, spam filter, and anti-spyware software.  Check your online accounts and statements regularly and change your passwords as a precaution.

How to avoid scammed: Take note that if you didn’t enter, you didn’t win.  It is illegal to participate in foreign lotteries via mail/phone in the United States.  Also, if you win a lottery, you are not responsible for paying the taxes or fees directly to the government.

Forward unwanted or deceptive messages to:

  • to the Federal Trade Commission at spam@uce.gov. Be sure to include the complete spam email.
  • to your email provider
    • Gmail: Select the message you’d like to report. Click the spam button in the toolbar above your message list. (If you have the message open, you can also report it as spam by using the same button.)
    • Microsoft: Download Microsoft Junk E-mail Reporting Add-in for Microsoft Outlook
    • Outlook.com: In Outlook, select the offending message and click the Junk button to report the message in one action; or you may click the arrow next to the Junk button and select:
      • Junk for routine junk email.
      • Phishing scam for email that is trying to trick you into giving out sensitive personal information like passwords, bank accounts, or your Social Security number.
      • My friend’s been hacked! if you suddenly start getting junk email or phishing from a sender you would normally trust.
    • Yahoo: Select the email you’re reporting. Click the down arrow next to “Spam.” Click Report a Phishing Scam.
  • If you try to unsubscribe from an email list and your request is not honored, file a complaint with the FTC.

Flood Insurance 101

Whether you’re aware of it or not, flooding does happen in all 50 states. Some cases are more extreme than others, but it still pays to be aware of the flood plains in your area before you buy. Depending on where your new home falls on the map, your lender may require you to buy flood insurance in addition to your homeowner’s insurance.

Before you jump right into your new insurance, here’s a quick primer on some of the basics.

What kind of policy do you want and what do you want it to cover?

In general, most flood insurance policies have 3 main portions or components. As a homeowner, you need to decide how much money you want to put towards coverage for the building itself, the contents of your home, and all the replacement costs for everything.

What exactly is covered?

While list of specifics covered is very broad, flood insurance policies generally insure the physical damage done to your home as well as your personal belongings inside the home. This list includes but is not limited to, the building itself, electrical and plumbing systems, household appliances, furniture, valuable items, clothing and more.

What is NOT covered?

Even though flood insurance policies want to help you out as a homeowner and cover you as best as they can, there are certain specifications that are not covered by the insurance. This would include any damage done outside of your home (fences, shrubbery, patios, swimming pools etc.) In addition to this, vehicles parked outside of your house would also not be covered.

What is your risk?

Do you live in a moderate-to low-risk area? Even if your lender doesn’t require it, you may want to get flood insurance. According to Bankrate, around 1 in 4 flood claims is for a property that doesn’t sit in a flood plain.

Most people in moderate-to low-risk areas are likely qualified for preferred rate coverage. Meanwhile the high risk area homeowners are only offered a standard rated policy. Talk to your agent to determine which flood insurance policy will provide you with optimal coverage.

As mentioned above, for homeowners living in a high risk flooding area, flood insurance will most likely be required. The rates involved in the different types of coverage mainly only depend on the quality of your home, the form of architecture, and of course, your area’s flood risk level. Depending on your community, it is a good idea to see if they offer a flood insurance discount. Especially if you’re in those high risk areas! Rates can vary significantly, but as a homeowner, it is best to be safe than sorry.

While flood insurance does have its limitations, it is just like any other policy. As a homeowner it is best to have it in case of an emergency. Make sure to talk to your agent to find out what plan is best for your home. There are plenty of preferred risk policies and community discounts offered. So do yourself a favor and cover yourself before it’s too late!

Where are mortgage rates going?

Mortgage rates are flat again. It’s not the most exciting story, but the fact that rate aren’t moving higher is good news for borrowers. I’ve been saying it for a while now, but mortgage rates are in a somewhat unprecedented place right now. They’ve been hovering at, or just above, all-time lows for over two months now. The Freddie Mac PMMS comes out tomorrow morning, and I expect that it will show the average rate on a 30-year fixed to be around 3.43%. That’s just 12 basis points above the record low of 3.31%.

Federal Reserve officials keep jawboning for a higher federal funds rate, which in turn could affect mortgage rates, but it doesn’t seem like a spike will happen anytime soon. The monthly jobs report is set to come out on Friday, and depending on what kind of number we get, that could significantly alter the rate hike discussion. For now, though, mortgage rates are holding steady.

What does this mean for me?

It’s a great time to be on the hunt for a house. Not only are there several good reasons why fall is a great time to buy, but mortgage rates are at very accommodating levels. There’s no need to rush, but I do think that the market is currently very favorable toward purchases and refinances.

Fedspeak

Boston Fed President Eric Rosengren spoke early this morning, saying that he thinks the Fed is quickly approaching both its inflation and employment goals, which means that the economy would be better suited to an earlier rate hike. He argues that:

“A somewhat faster move to rate normalization may defer somewhat how quickly we achieve the dual mandate goals of full employment and price stability, but could reduce the risk of a larger divergence from the dual mandate in the next downturn.”

Unfortunately, Rosengren didn’t delve into any details. He didn’t mention any of the remaining 2016 meetings by name, only making a case that the economy is strengthening and that the time for a rate hike is looming ever closer.

Minneapolis Fed President Neel Kashkari spoke this morning but didn’t say anything relevant to mortgage rates.

Chicago Fed President Charles Evans will speak later on today at 3:15pm.

ADP Employment Report

The ADP employment report is showing that 177,000 jobs were added in August. That’s about 20,000 lower than July’s reading, but it’s still a solid number, and points toward strength in Friday’s employment situation report.

Chicago PMI

The Chicago PMI is coming in soft at a 51.5 for August. That’s down over 4 points, and just a touch above the break-even point of 50.0. New orders, backlogs, production, and inventories all fell.

EIA Petroleum Status Report

Is This a Good Time to Buy a Vacation Home?

In many resort markets, vacation rental rates are up again this year. However, interest rates are still low and real estate is once again appreciating. Is this the year to stop renting and buy a vacation home?

You’re not alone if you are thinking about shopping for a second home.  Baby boomers at or near retirement continue to propel the demand for second homes, creating an expanding pool of buyers.

In recent years, vacation sales exploded, to the point where they accounted for 21 percent of all home sales in 2014. Last year a dwindling number of bargain-priced properties led to tighter supply and fewer sales, and caused the price of vacation homes to rise. Still, vacation home sales accounted for 16 percent of all home sales in 2015, according to the National Association of Realtors.

Second homes have their quirks

Buying a vacation home differs from buying a primary residence in a lot of ways. Inventories and prices vary more on a seasonal basis. Tax policies and lenders’ underwriting standards treat second homes differently, especially if you plan to rent out your property when you’re not using it. Owning and maintaining a vacation home in a resort areas can incur costs you might not anticipate.

Here’s a summary of important differences to keep in mind when buying a vacation home.

Vacation home mortgages

Second-home loans generally require more money down and a better credit score than owner-occupied home loans, which is the reason that about half of vacation-home buyers pay in cash. However, you can use equity in your primary home to take out a home equity line of credit and use it to make the down payment on a vacation home.

If you’re making monthly mortgage payments on a primary residence, lenders look carefully at your debt to income ratio to be sure that you are financially capable of paying two mortgages. Your total debt payments, including all mortgages, can’t exceed 36 percent of your gross income, but if you plan to rent the place, you can count some of that assumed rent as income when calculating the ratio. The lender will tell you what’s an acceptable assumption.

If you have an FHA loan on your primary residence, FHA will not finance a second home unless it is necessary for employment and is not a vacation home. Also, FHA loans are generally intended for owner occupants and the agency frowns on borrowers who use rent out FHA-financed homes. VA loans cannot be used to buy vacation homes.

Tax treatment

If you use the place as a second home—rather than renting it out as a business property—interest on the mortgage is deductible just as interest on the mortgage on your first home is. You can write off 100% of the interest you pay on up to $1.1 million of debt secured by your first and second homes that was used to acquire or improve the properties.

However, when you sell a second home you do not qualify for the exclusion from capital gains that allows home owners to take up to $500,000 of profit tax-free when they sell their principal residence.

If you plan to rent out your vacation home, very different tax rules apply depending on the breakdown between personal and rental use. If you rent the place out for 14 or fewer days during the year, or if you use it for more than 10% of the number of days the home is rented out, you can pocket the rental income tax-free. The house is considered a personal residence, so you deduct mortgage interest and property taxes just as you do for your principal home.

If you rent it out for more than 14 days, you must report all rental income on your tax return. You can deduct rental expenses, but you must allocate costs between the time the property is used for personal purposes and the time it is rented.

If you rent the house half the time, for instance, half of your mortgage interest, property taxes, utilities, insurance costs, and repair expenses are deductible against rental income. The other half of your interest and property taxes would still be deductible against your other income because it’s a second home.

Costs you may not anticipate

Renting your vacation home increases your maintenance costs considerably. Most vacation home buyers last year lived 200 miles away from their new purchases.

If you fit that pattern and live far from your vacation home, you’ll have to hire a property manager. Maintenance costs for repairs, upkeep, and yard work increase when tenants are involved.  Marketing vacation rentals can also be costly. You are competing with other owners who can count on repeat business. To get established, you’ll need to spend time and money on listing sites.

Many vacation spots are prone to natural disasters like hurricanes, floods, forest fires and earthquakes. Don’t be surprised if your insurance premiums are higher than your primary residence. Electricity and other utilities may be higher in rural or semi-rural areas.

Tips on buying a vacation home

  • Take a few weekend trips to make sure it’s the right spot for you. Pay close attention to travel times and restaurant and recreation accessibility to properties you are considering. Make sure to choose a knowledgeable local real estate agent who will know the local comps and any area idiosyncrasies.
  • Keep emotions out of any decision-making. Don’t fall in love with a property until you have done your due diligence, even if that cute place on the beach looks perfect. Once you are burdened with property taxes, insurance, and other fixed and sometimes unrelenting costs, you can’t change your mind without the potential of considerable loss.
  • Before you decide to buy, know how much you’ll use it. Will you be able to visit your vacation home monthly? Quarterly? Annually? If you’re not confident that you’ll be able to make the time to take advantage of a vacation home, you need to evaluate whether it’s the right decision to buy one or not.
  • Think long term. While vacation homes can gain value over time, short-term speculation on residential real estate is risky business, and most buyers settle on a property they’ll enjoy for many years to come. Planning for long-term enjoyment can mean buying a place that’s big enough for a growing family, or choosing an area with a range of recreational opportunities to accommodate evolving interests.

Where are mortgage rates going?

Treasury yields saw their biggest daily decline in almost two months on Monday. Yields climbed back up a bit this morning but then resumed their decline and are basically at yesterday’s low point right now. The yield on the 10-year U.S. treasury note is 1.56%. Mortgage rates typically follow the path of the 10-year yield, so mortgage rates, after heading higher over the weekend due to Janet Yellen’s comments on Friday, have now fallen to where they were last week.

Fed Vice Chairman (and noted hawk) Stanley Fischer spoke to Bloomberg TV this morning and said that the economy is doing well, with the labor market firing at close to full strength. He didn’t make any specific comments on when the next rate hike would take place, opting to say that “we choose the pace on basis of data.” It’s the same old song-and-dance wrapped up in a new box.

The Fed Fund futures haven’t really changed much since Yellen spoke on Friday. The probability of a rate hike in September is now 24.0%. There is a decent bit of data out this week (including the ever-influential August employment situation report), so there is a definite possibility that we will see that number change. There’s only two weeks left until the FOMC meets on September 14, and investors are scrutinizing every last speck of data for clues.

The 20-city index fell 0.1% in June. That’s the third consecutive negative reading. The year on year reading has slipped 0.2% to 5.1%. Housing data has been coming in soft across the board recently.

Consumer Confidence is up

Consumer confidence is up almost 4.5 points to 101.1 in August. That’s decisively higher than the top level estimation of 98.3. It’s good news for the U.S. economy, and somewhat bolsters a pro rate hike position.

That sounds crazy, right? A four-minute workout seems antithetical to the entire idea of a solid exercise session. It seems gimmicky, like something out of a bad fitness infomercial.

Well, it’s not crazy (though the type of exercise we’re about to show you is pretty insane), and it’s not a gimmick. We’re talking about the discipline of Tabata training. And we’ve put together 7 fierce workouts that will help you reach your fitness goals by absolutely pushing your body to the limit!

First, a little background.

In the past, we’ve covered the basics of High Intensity Interval Training (HIIT) and why it’s so awesome. But if you’re unfamiliar, HIIT is a type of exercise whereby an athlete will go through a circuit of workouts where they exert high amounts of energy in a short amount of time, with little to no rest between sets. This is a great method for maximizing your time and getting the most out of a workout.

Tabata is a type of HIIT workout because it’s designed with the same principles of high exertion periods with very little rest in between. But Tabata takes the idea of HIIT and steps on the gas pedal, hard.

How It Works

A person will complete 8 rounds of different exercises in a 20/10 format for one complete circuit.

This means a person will work for 20 seconds, pushing themselves as hard as they can. Then the person will rest for a merciful 10 seconds before repeating. If you think that sounds simple, just wait. Eight rounds of this adds up to the longest four minutes of your life this side of a Coldplay song.

Origin

The program was designed by Japanese scientist Dr. Izumi Tabata of the National Institute of Fitness and sports in Tokyo. In 1996, he had his team of researchers conducted a six-week study in which two groups would have their exercise progress tracked.

The control group performed longer workout sessions at a moderate intensity level, while the other group implemented the revolutionary new method of 20/10 for four minutes a day. The results confirmed Dr. Tabata’s theory: even though the control group exercised for one hour a day, five days a week — adding up to 1,800 minutes of exercise — their results were not as good as the Tabata group, who increased both their aerobic and anaerobic fitness levels despite only exercising 120 total minutes over the six-week study.

It’s been shown that a 2:1 work-rest ratio (i.e. 20 seconds work, 10 seconds rest) does not give the body enough time to recover fully, which means eventually during the workout you’re going to hit the wall like an outfielder with poor spatial perception. It’s at this point of utter fatigue that you must push through. That’s what’s going to boost your cardiovascular fitness, resulting in higher metabolism, and improved endurance and strength — all of which leads to lean muscle growth and an increase in fat burning. And trust us, even though they don’t sound like much now, you’re going to treasure those 10-second breaks.

How You Can Use It

Now, this method of exercise was originally only designed for Olympic speed skaters, but now all different types of athletes are seeing its benefits by using different exercises.

Some reports on the subject seem to confuse Tabata with regular HIIT. While it is a type of HIIT, it’s always in keeping with the aforementioned 20-on/10-off x 8 rounds format. So again, following what Dr. Tabata’s group did during the study, the workout should only be four total minutes. It has often been wrongly said that you should do anywhere from 4 to 6 rounds with different exercises in each circuit. That type of circuit is pure HIIT, where Tabata really is just 4 minutes.

That said, there are a couple of options on how you can implement it into your daily routine. You can do it as advertised, with the four-minute workout routine being the only exercise you do all day (outside of normal day-to-day activity). That is certainly an option.

We are big proponents of adding Tabata workout routines to the end of existing workouts. This has several obvious benefits. By now you know it won’t add much time to your total workout, and talk about finishing with a bang! You can add an exclamation mark to any routine you’re doing with this, and it will yield noticeable results, fast.

Please keep one thing in mind: these workouts are NOT for beginners. These routines that follow will push you to the brink of exhaustion, so if you’re not used to intense workouts, do not start here. And if you’re new to working out, you may be interested in our Calisthenics for Beginners program.

And just like any other exercise, you should never compromise form, even if you’re exhausted. Five push-ups done correctly is better than four done correctly and three done improperly.

If you scour the web, you’re likely to come across a few sites that suggest using weights and gym equipment as part of a Tabata workout. That’s both impractical and potentially dangerous.

Regarding the impracticality, if you plan to create this kind of workout circuit with — as some websites advocate — deadlifts, weighted squats and dumbbell curls, you’re either going to need to block off a lot of space for all of that equipment, or you’re going to be sprinting from one end of the gym to the other to get to the next exercise in ten seconds (which isn’t really the goal of the rest period).

We’ve written before how many gym exercises can be unsafe. Adding a small window of 20 seconds for the athlete to go as hard as they possibly can sounds like a dangerous mix, especially if they’re tempted to use anything but a minimal amount of weight.

Now, as you probably know, we believe bodyweight training is the best way to get any kind of workout, but this is why the discipline of calisthenics blends perfectly with Tabata training. There’s no rush to get over to the next machine or pick up the next piece of equipment. You’ll be working and moving your body in different ways, and the only transitions you make are getting into position for the next workout (i.e. push-up position to body squats). It’s the perfect combination!

Warm Up Prior to Each Circuit

It’s important to use dynamic stretches to make sure you’re ready for these workouts. You’re going to be moving around a lot so you want to make sure you’re nice and flexible. Try these exercises to prime your body for the four minutes of intensity you’re about to experience.

Jumping Jacks — 10
Straight Leg Kicks — 6/leg
Fire Hydrants — 10/leg
Arm circles — 10 each way (first small circles, then big circles)
Arm crosses — 10

Rest for about 60 seconds after completing these warm-ups before moving on to the workout.

7 Bodyweight Tabata Circuits

Now that you’re sufficiently warmed up, we invite you to try these seven challenging workouts. Again, they can be either a stand-alone workout, or added to the end of your existing routine. Either way, you’re sure to be wiping away the sweat when these four minutes are over.

We thought we’d provide a little bit of everything in each of our circuits. You’ll be working some upper body, lower body, core, as well as some intense cardio training that are going to help burn away unwanted fat.

Remember — these are called “extreme” circuits for a reason: they are for intermediate-to-advanced athletes. And even still, pay attention to your what your body is telling you. It’s important to push through those walls that you feel, but if you begin to experience dizziness, nausea, or shortness of breath, stop immediately. Also, remember to keep water handy: you’ll probably be craving it during the rest periods.

Information about your company, a return policy, and contact information, are all important for building trust with your customer and giving your business some additional credibility.

Quality in your work and in your t shirts is important for gaining return customers.  If you deliver a great product with nice packaging, it can help with gaining regular customers.

How to Convince Your Landlord to Let You Renovate

Renovating is all well and good if you’re a homeowner, but if renting is more your speed, your updating and customizing options are going to be limited, courtesy of your landlord. It is, however, still possible to get the rental of your dreams. You just have to know how to negotiate.

Here’s a quick guide to convincing your landlord to led you renovate.

Take another look at your rental contract

Before you talk to your landlord, pull out your lease agreement and read it through. Most contracts will have a section that outlines what sort of repairs you can and can’t make to the place without your landlord’s approval. Most of the big stuff will be on the naughty list, but landlords are increasingly open to allowing tenants to paint these days, so long as they re-paint the walls again before they leave.

Upgrades your landlord is likely to go for

Landlords aren’t all the same, of course, but for the most part, you can count on them having similar goals: to attract good tenants, to keep good tenants, and to maximize their potential rental income. Keep these three things in mind when going over your wish list, and look out for these sort of projects:

Upgrades that will keep their property competitive. It’s in a landlord’s best interest to keep their property positioned in at least the middle of the rental market. This can mean you luck out on anything from high-speed internet and new air conditioning to investments in energy efficient upgrades.

Low-cost cosmetic fixes that tenants will appreciate. Landlords like cheap ways to keep their tenants happy. Think the sort of things that you could afford to do yourself, but really shouldn’t have to, like new toilet seats

Projects that won’t harm their likelihood of attracting future tenants. If you’re one of those aforementioned good tenants and have a positive relationship with your landlord, your odds of being able to talk them into allowing changes like addling ceiling fans, new counter-tops, and extra electric outlets are fairly high.

Remember, though, that if the upgrade won’t pay out anytime soon or is specific to your tastes, you’re going to have to pay for it one way or another, be it upfront or through increased rent.

How to convince your landlord

Once you’ve figured out what exactly you’re allowed to do according to your lease agreement, it’s time to make a case for the stuff you aren’t allowed to do.

First, time it right. Landlords have a greater incentive to negotiate on cosmetic upgrades around when you first sign your tenancy agreement and when the time comes for you to renew.

If payment becomes the big issue, here are a few strategies you can take:

  • If you’re handy, offer to provide the labor if your landlord buys materials.
  • Offer to chip in to get higher-quality appliances (versus builder-grade).
  • Offer to pay for the upgrades yourself, and receive a discount on your rent each month in return.
  • Find comparable apartments with the upgrades you want and show your landlord how much more they could charge. Just be prepared for them to up your rent unless you address this issue with them too.

Easy to remove rental updates

If convincing your landlord was a complete bust, you’re not completely out of luck. There are plenty of ways to upgrade the look of your apartment without risking your security deposit.

Swap out fixtures. Light and sink fixtures are all easy enough to change with the help of a quick Youtube tutorial and they can have a big impact. The same goes for drawer pulls and handles on kitchen cabinets. Just make sure you save all the originals so you can switch them when you move out.

Make the most of contact paper (and removable wallpaper, washi tape, etc). There are all sorts of temporary peel-and-stick options out there to cover up everything from ugly counter-tops and tiles to the dreaded rental beige walls.

Get some new shades. Most rentals come with cheap plastic blinds that block light and detract from the space. Remove them (and save them to put back up later) so you can put something up that looks better.

Where are mortgage rates going?

Janet Yellen says rate hike more likely in coming months

Federal Reserve Chair Janet Yellen gave a speech today at the Jackson Hole Symposium. It’s the biggest monetary policy conference of the year, and investors eagerly tuned in to see if the Yellen would offer any clues about upcoming adjustments to the Federal funds rate.

So did she say anything good? It depends. Yellen said that  “In light of the continued solid performance of the labor market and our outlook for economic activity and inflation, I believe the case for an increase in the federal funds rate has strengthened in recent months.” It’s not an incredibly hawkish statement, as it doesn’t specifically mention September, but she is certainly trying to paint the picture of an FOMC that is poised to raise rates.

The markets are cautiously buying what she is selling. The Fed Fund futures, which had dropped down after poor GDP data was released this morning, have risen back up to where they were all week. That means that September, November, and December have about a 24%, 30%, and 52% chance, respectively. Those aren’t great odds, but it’s a platform for future data to potentially stand on. Next Friday we get the August jobs report, the last major piece of data before the FOMC meeting in mid-September.

The yield on the 10-year U.S. treasury note is currently 1.54%. That’s basically where it’s been all week. Mortgage rates have a strong tendency to follow the 10-year yield wherever it goes, so rates continue to be flat as we head into the weekend.

What does this mean for me?

Mortgage states are continuing to hover about 10 basis points above all time lows. That means that right now is a great time to refinance your current mortgage or lock in a low rate on a purchase for years to come.

Today’s economic data:

GDP is still soft

At an annualized rate of 1.1%, second quarter GDP is not what the Fed ordered. GDP has been sluggish for three straight quarters now. No one was expecting a stellar report, but I imagine that the higher interest rates crowd had their hopes up for something better. The only real positive from the report is the strength in consumer spending, which climbed to 4.4%.

International trade in goods improves

The trade gap came in at $59.3 B for July. That’s an improvement from June’s revised headline number of $64.5 B.

Consumer sentiment is down

Consumer sentiment for August is at 89.8. That’s down from the mid-month reading of 90.4, and is a four-month low. Apparently, Americans have grown a little more pessimistic when it comes to their personal finances this year.

Big data generates value from very large data sets that cannot be analyzed with traditional computing techniques.  Organized, it can help many organizations to understand people better and allocate resources more effectively.  It is moving from customer transactions to customer interactions and not just understanding the transactional data (such as what they buy, when they bought it, how much they paid for it, what’s the demographic, where they live, what’s the frequency) and enhancing that into all the interactions that we’ve had with a customer whether it be on our website, mobile device or other aspects.

Big data analytics is a knowledge management process and an extension to the analytics and the applications that can be delivered.  This enables companies to extend their traditional data warehouse, lots of data that can be structured, and extend that into a new world of sensor data, machine data, spatial data, and weblog data to get a better understanding of the business.

Where does multi-structure data come from?

Various sources feed multi-structure data.  Here are a few:

  • Call center log interactions from customer service support
  • Social media websites, things people are saying online
  • It comes from your website, in the form of web logs
  • It comes from the wealth of sensors, deployed by our businesses to track location by gps or telematics

Big data challenges and characteristics

There are many challenges to dealing with big data.  Due to these challenges, many organizations have little choice but to ignore or delete large quantities of potentially valuable information.

3 V’s – Volume, Velocity, Variety

Big data is often characterized using the 3 v’s

  • Volume: Volume poses both the greatest challenge and the greatest opportunity as big data.  It can help many organizations to understand people better and to allocate resources more effectively, however traditional computing solutions by relational databases are not scalable to handle data of this magnitude
  • Velocity: Big data velocity raises a number of issues with the rate at which data is flowing into many organizations, exceeding the capacity of their IT systems.  Users increasingly demand data and streaming real-time and delivering this is also a challenge.
  • Variety: Variety of data types to be processed is becoming increasingly diverse.  Gone are the days when data centers only have to deal with documents, financial transactions, stock records, and personnel files.  Today photographs, audio, video, 3d models, compact simulations, and location data are being piled into corporate data silos; they are unstructured and not easy to categorize let alone process with traditional computing techniques

Due to these challenges, many organizations have little choice but to ignore or delete large quantities of potentially valuable information.  There are now various software available to help with these challenges.  Some of these features to look for include:

  • Distribution of storage and processing of large data sets across groups or clusters of server computers.
  • Distributed file system which permits high bandwidth cluster based storage
  • MapReduce (google search technology) distributes or Maps last data sets across multiple servers each server then creates a summary of the data at speed allocated.  Information is then aggregated and allows extremely large your data sets to be rapidly distilled before more traditional data analysis tools are applied
  • For organizations who cannot afford an internal big data infrastructure cloud-based Big Data Solutions are available where public big data sets need to be utilized.  Running everything in the cloud also makes a lot of sense as data does not have to be downloaded.

Looking further ahead quantum computing may greatly improve big data processing.  Quantum computers store and process data using quantum mechanical states and well in theory excel at the massively parallel processing of structured data.  Big data holds the promise of giving enterprises deeper insight into their customers, partners, and businesses.   In time big data may also help farmers to accurately forecast bad weather and crop failures.  Meanwhile governments may use big data to predict and plan for civil unrest or pandemics.  Studies estimate billions of dollars in efficiency and quality savings each year by leveraging big data.

Single server printing solutions: questions to ask and potential pitfalls

There is a rapidly increasing number of enterprise print management solutions that offer printing with a single server. However, their functionality does differ and it can be that a certain solution might not be suitable for your organization. So what do you look out for when selecting your single server printing solution? Here are key areas with questions to ask and potential pitfalls that you might not have thought about before.

Scalability

It may seem like a logical one but this one is vital to get right in order for the solution to do what it promises. You want the single server to be able to manage all printers within your organization, whether there are 100, 1,000, 10,000 or more. Can the solution really support this? The only provider that clearly states the maximum number of printers is Microsoft with its Branch Office Direct Printing solution (up to 2,000 printers). Be sure to ask not only about the number of printers but also the number of print queues. You might have various queues installed per printer and all of these need to be managed.

Reliability & availability

In thin client or remote desktop environments, print jobs are compressed and printer mapping made easy.In most cases, a single server printing concept relies on direct IP printing. The print job is processed on the user workstation and only a ticket is being sent to the server. The print job itself does not travel to the server. How reliable the solution is, depends on how the solution manages this process. If this is not done accurately, jobs could get lost. Or printing can stop entirely. This last one occurs if jobs are processed in the order that they are submitted. If one ticket cannot be processed, all others will queue and have to wait. So enquire about how the server ‘tracks’ the ticket from submission to the print. And also if it can process multiple tickets simultaneously. While you ask about this, also check what happens if the server cannot be reached? Can people still print?

Print driver support

This is probably the big differentiator. And it also depends on what you would prefer. Do you want a solution that works with universal print drivers or with native drivers? It can be said that the best drivers are the original ones offered by the manufacturer. And especially in environments with a large selection of brands and models it can be preferred to have these native drivers. Then you are sure all device functionality is available. When you want to use the native drivers, ask if the solution can manage different versions of drivers and operating systems. And also how driver updates are managed. Does printing remain available during these updates? Can new drivers be tested prior to being rolled out to the entire organizations? Obviously if you decide to have a universal print driver, you don’t worry about the various versions but still enquire about updates and printing availability during updates.

One more tip: while you are on this subject, you can also ask if the solution allows for bi-directional communication between printer and printer driver (again, only applies if you want the native drivers). If so, this can be another way to unburden IT as manual configuration of the device is not required if bi-directional communication is supported.

Integrations

CirratoThere are solutions that are very diverse with a set of features combined in one solution. And there are others with a focus on certain functionality, such as scanning, print management, mobile printing etc. You might want to have one solution that offers it all, or you prefer to invest in different solutions offered by different vendors. You might have already invested in a solution that you want to keep. Ask about the integration with other solutions. Again, this might seem like a logical one but also one that tends to get overlooked. Especially when it comes to a solution that you might not have or consider at the moment but one you might need in the future. If you are made aware of all integrations, you will know what your current and future options are.

Hardware

Software vendors do not often produce hardware themselves, but might offer it as part of the solution. A good example is a card reader. Some vendors offer them at cost as a service, or they allow you to pick your own supplier. Others enforce that they are purchased from them, and at a premium. Adding hardware can really make a difference in the cost of the solution.

Upgrades & updates

database_3Software is always being developed further. And many solution providers demand that customers are on the latest version of their software in order to qualify for maintenance and support. Ask if these upgrades and updates are charged if you have an active maintenance and support contract. Specify for both upgrades and updates. Some will make updates available free of charge while upgrades are charged. Some charge for both. Ask about the charge itself as well. Are you required to pay the full price or is it a different price for current customers. If you purchase the solution from a partner and not from the software provider, also how you get notified about these updates and upgrades and how they will be made available to you. Getting all of this cleared up prior to purchasing the solution, prevents you from coming across unpleasant surprises in the future.

Citrix & VDI

This one deserves separate attention. Remote desktop environments are not an ideal candidate for single server solutions. Yes, they can function in it. But do not be fooled by a nice sales pitch. One provider even has the fact hidden in their documentation. You first eliminate print servers using their solution and then you have to implement servers again if you want printing to work. Citrix requires servers. That is what it relies on to function. Nothing can be installed or processed on a user workstation. And that is what single server printing solutions rely on. One might go as far as to say that both solutions represent opposites. And though there might be a way to work together, would you want to? What is the point of investing in a single server solution if the core (removing the print servers) is not an option within your environment?

These are seven areas that one should explore and clarify when looking into a single server printing solution. It is a great concept with instant financial gain and one that continues to benefit IT professionals in their day to day management of the printing environment. Asking about these topics will avoid disappointment, high costs and added workload for IT. As with all other services and solutions, it is all about finding the right match. Some of the things listed may seem obvious, but there have been organizations that were required to change solutions because it just did not match their environment, or information was not supplied upfront.

Where are mortgage rates going?

Freddie Mac has rates flat

It’s Thursday morning past 10am, and that means that the Freddie Mac Private Mortgage Market Survey (PMMS) got released. Anyone looking for an entertaining report is going to be sadly disappointed. Mortgage rates, for the most part, didn’t move a smidgeon. The average rate on a 30-year fixed rate mortgage stayed the same at 3.43% (0.6 points); the average rate on a 15-year fixed rate mortgage also remained unchanged from last week’s level at 2.74% (0.5 points); while the average rate on a 5-year ARM was the outlier, moving down one basis point this week to 2.75% (0.4 points).

Usually, the fact that data gets collected for the report earlier on in the week is important to note, but nothing has happened this week so the report is still an accurate portrayal of the mortgage rate picture.

Here is what chief economist at Freddie Mac, Sean Becketti, had to say about the slow week for mortgage rates:

“Treasury yields were little changed from the prior week and the 30-year fixed-rate mortgage held steady at 3.43 percent this week. This marks the ninth consecutive week that mortgage rates have been below 3.5 percent. Markets are erring on the side of caution ahead of the second estimate for second-quarter GDP and Fed Chair Janet Yellen’s speech on Friday.”

Tomorrow

There is definitely a risk that rates will rise after Janet Yellen’s speech tomorrow. No one really knows what she will say, but you can be certain that investors will be parsing every single syllable for clues as to the next rate hike. There’s been a lot of talk lately about September, and everyone wants to know if the Fed Chair is on board.

Fed Fund Futures

As expected, the Fed Fund futures haven’t changed much this week. They are still showing a 24.0% for September, a 30.3% chance for November, and a 56.9% for December. These numbers will almost definitely change after Janet Yellen’s speech tomorrow.

What does this mean for me?

Mortgage rates haven’t moved from their positions last week. Seeing how they’re a mere twelve basis points from all-time lows, I’d say there’s no reason to complain. Anyone who is seeking to refinance their current mortgage or to purchase a home has picked a great time to do so.

Today’s economic data:

Durable goods orders show signs of life

After a weak May and June, new orders saw a month over month change of 4.4% in July. That’s nearly a full percentage point higher than what economists had predicted. What caused the jump? Commercial plane production, along with projects from the Pentagon led the way. Auto production remained flat. Overall, the report is the strongest since last fall, and could potentially point to a resurgence in production.

Jobless claims are down

The number of applications filed for U.S. unemployment benefits for the week of 8/20 came in at 261,000. That’s 1,000 below where it was at last week and slightly below the 265,000 that was expected. The four-week moving average is now at 264,000. The Federal Reserve is certainly keeping a close eye on every bit of labor market data, and will be pleased that jobless claims are on the decline.

Consumer comfort index is strong

The Bloomberg consumer comfort index rose to 45.3 for the week of 8/21. That’s the strongest consumer comfort reading since April 2015. American consumers are apparently feeling fairly confident at the moment, which is a good sign for the economy. The consumer comfort index has now gone up 3.5 points over the past two weeks. That’s the biggest jump since April 2009.

What to look for when buying a fixer-upper

  1. Keep an eye out for the large yet hidden expenses.

There is such a thing as too much of a fixer-upper. Make sure that the changes aren’t too costly and that the home is actually worth your while. Large hidden expenses would include, but are not limited to, structural problems, the foundation of the home, and roof problems.

If you don’t feel that the home inspector did a great job surveying the home, you can hire other professionals to test for dangerous materials like lead or get a second opinion on things like old wiring. This will insure that any potentially hazardous or outdated features are spotted and taken care of immediately.

Setting a realistic goal for how long the remodeling project will take is key. Of course you want all of the major jobs finished ASAP so you can enjoy your newly renovated home. However, you need to set a practical timeline giving every job a fair amount of time to be completed.
